Sitting adjacent to the proposed refurbished building at 200 Victoria Street, and part of the former Carlton and United Brewery Laboratory, Element 212 at 212 Victoria Street will become a state-of-the-art office and retail development, with a focus on creating one of Melbourne's must sustainable and energy efficient buildings.

The derelict building will be demolished making way for a proposed 14-level strata office building with a total net lettable area of 9,500 square metres. With floor plates of approximately 700 square metres each, this development will target small to medium sized businesses that are looking to own or lease premises with the latest ESD features.

Ecologically Sustainable Development (ESD) Initiatives

Some of the ESD initiatives include:

  • adjustable double facade to minimize the impact of the western afternoon sunlight while maximizing ambient light and fresh air flow;
  • cogeneration of energy to provide energy to the building, resulting in a reduction of greenhouse gas emissions;
  • an Under Floor Air Distribution (UFAD) system providing greater indoor air quality than traditional air conditioning systems;
  • water recycling;
  • waterless urinals, automatic sensor taps and automatic sensor lighting; and
  • recycling waste storage and shower facilities for cyclists and walkers.
