Formerly the Hoyts Cinema Centre this building comprises a 10 level office building with the former cinemas redeveloped into the Virgin Active Health Club.

Drapac formed a partnership with Sustainability Victoria and the Department of Innovation, Industry and Regional Development who assisted in financing sustainability initiatives. Construction is now complete and 140 Bourke Street is the seed asset of Drapac Trust No. 2.

Ecologically Sustainable Development (ESD) Initiatives

Some of the ESD initiatives include:

  • a Thermal Labyrinth System to naturally treat outside air to moderate internal temperature. This reduces energy consumption and carbon emissions. The Labyrinth was constructed from materials recycled from the original building;
  • water recycling via a 50,000 litre water storage tank. The recycled water is used for flushing toilets;
  • abundant natural light is available through the installation of large windows and skylights;
  • a winter garden, takes advantage of the northern aspect, to provide a retreat for staff and patrons, and captures natural light across three levels;
  • recycling waste storage and materials; and
  • bicycle parking and showers have been provided to encourage staff and visitors to cycle and walk to the building, encouraging sustainable transportation.
